INTRODUCTION
The Associated Engineers Group (formerly Known
as DEG Consultants established since 1986) and associated a number of
professional designers and engineers, whose skills encompassed the
entire range of Building Engineering Services required to undertake
the construction of new facilities and /or the refurbishment,
alteration or extension of existing facilities.
More than twenty-five
years of experience in the engineering and services industry has given
us a thorough understanding of the requirements of building owners and
operators. We also understand the requirements of the occupants, whose
environmental comfort conditions in energy efficient premises are part
of the overall objectives of the company. Our involvement is often
required even before a client has purchased the building as the
company is regularly called in to undertake pre-acquisition surveys of
plant and services. Thereafter, once the client has taken possession
of their premises, we plan, design and assist in execution of
occupational facilities to achieve the anticipated life and
performance from the systems within the building, as well as the

Why use a Building
Services consultant?
A degree in
engineering and subsequent professional development is one of the most
onerous in today's university curriculum. So why do so many people
involved in the development, design, refurbishment, and use of
buildings attempt to get by without them?
A classic case is of
a Shopping Mall Property Manager who asked advice on a refurbishment
he was planning in his establishment. When he knew the cost of
following that advice he decided to deal directly with the contractor,
who gave him everything he asked for. Unfortunately he hadn't asked
for the right thing so almost the entire installation didn't complete
in time with poor workmanship - in fact, it was a disaster. The
remedial works he was forced to carry out were so costly - far in
excess of the fees we or any other consultant would have charged.
Regrettably this contributed to the cost escalation and loss of
precious time.
This is an
unfortunately commonplace story in the construction industry. So why
do so many clients go to the contractor for the design of their
building services?
We are a professional
company within an industry that is becoming more sophisticated
(despite the misconception held by some companies about building
services engineers) and as such must strive to promote our standards
of professionalism. We also wish to generate awareness that we are a
cost effective component in the equation. The client gets what they
want, from minimal to full design and monitoring on site.
Contractors will
always give the client what they ask for, but as far as services
design is concerned, most of them don't have the expertise to question
the suggestions. A consulting engineer has the qualifications to
investigate the total scenario to ensure that what is being proposed
will actually work, and give the best overall economic solution.
It is in the
interests of our profession to stress the financial benefits of using
our services.
Effective Project
scheduling
With premises being equipped with ever
increasing degrees of technology, it is understandable that owners or
users are unlikely to be able to execute - unaided - a true
optimization of the life cycle costs of their building. It is
therefore essential that a consultant such as us be brought on board
at the earliest stage of a building's development, to provide:
An ability to produce
specifications, which clearly identify every single item
We will then assist
and guide a client at a level of input, throughout the life of the
building if necessary. Having established clients' budgets and
assessed the priorities from a Service point of view.
Before any service
can be put out to tender it is necessary for the full extent of the
project that is to be operational to be known. Then it is usual for us
to have a substantial input into the appointment of the contractor to
ensure a value-for-money agreement is reached.
From this point onwards the success of the
project will depend on the contract conditions drawn up to protect the
client in his commercial dealings with the contractor. This should
embrace the contractor's entire duties and responsibilities, including
behavior on site, position within the maintenance team, and even
termination of contract for whatever reason. In some instances we
recommend that a performance-related clause be written into the
contract whereby all items of project are prioritized. In the event of
a fault, repair or replacement must be carried out within the time
specified under the priority scheme. Failure to do so will incur
financial penalties - a condition which puts the onus onto the
contractor to stock the appropriate replacement components.

operational costs
